Pragmatic sustainability.
Measurable progress.
Hyperscale data centers cannot run on intermittent renewables alone. We don't pretend otherwise. Our sustainability strategy is the honest one: a hybrid model with the technical levers and contractual structures to keep improving against measurable annual targets.
The honest position
No greenwashing.
Most data center sustainability marketing is a creative-writing exercise. Carbon-neutral claims rest on offset purchases that don’t reduce emissions. PPAs are signed for capacity that won’t come online for years. PUE numbers are reported for the most efficient hall and presented as a portfolio average. We have decided not to participate in that genre.
Our position is straightforward: hyperscale data centers in 2026 cannot run on intermittent renewables alone. The KSA grid is what it is, and improving from here requires a multi-year program of technical efficiency, AI-driven optimization, and structural renewable PPA contracting that compounds against reported baselines. We measure ourselves against the baseline. We report annually. We improve year over year.
The technical levers
The actual list of things we are doing.
Closed-loop cooling
Immersion halls operate on closed dielectric loops with zero evaporative water consumption. DTC and air halls operate on closed treated-water loops.
Free-air optimization
Seasonal use of outside air to reduce mechanical cooling load when ambient permits. Verified savings tracked via Finblade.
AI workload balancing
AI-driven workload placement across thermal zones has reduced our portfolio facility load by 30% versus baseline operation.
Hot-aisle containment
Containment by default in air-cooled halls. Improves cooling efficiency materially over uncontained designs.
E-series UPS
High-efficiency UPS across new deployments. Sub-1% conversion loss at typical operating loads.
Renewable PPA roadmap
Long-term PPA structures scaling toward Vision 2030 targets. Solar and wind structures under negotiation across the portfolio.
Targets and timeline
What we’re committing to.
Annual targets we report against publicly. We update the tracking page each fiscal year.
| Metric | Current state | Target by 2029 |
|---|---|---|
| PUE | 1.18 (portfolio average, 2026) | 1.15 (portfolio average, 2029) |
| WUE | Near-zero (immersion); 0.4 L/kWh (air) | < 0.3 L/kWh (air, 2028) |
| Renewable % | Grid-mix dependent | > 30% directly contracted by 2029 |
| Carbon footprint reporting | In rollout (2027) | Portfolio-wide tenant-level by 2029 |
LEED-aligned design
All new construction designed to LEED standards. Materials sourcing, embodied carbon, and post-construction operations all factored against LEED submission requirements.
Vision 2030 alignment
Sustainability targets aligned to the Kingdom’s Vision 2030 framework. Annual reporting against the relevant Vision 2030 program offices, with public progress disclosure.
